Histori
The city was first built in 1777. The area that was now the center of the city was first established twenty years later, when the city of San Jose moved somewhat inland from its original location on the banks of the Guadalupe River. In 1850, San Jose was incorporated into the first city in California and the location of the first state capital of California.
Despite widespread damage caused by the 1906 San Francisco earthquake, a number of settlements around Downtown San Jose still retained their original homes, before 1906. These neighborhoods included the University of the South, Naglee Park, Hensley Historic District, the Reed Historic District, and Vendome.
Contemporary era
The downtown area is a typical small farm-based city of under 100,000 inhabitants until city manager A. P. Hamann pioneered aggressive expansion during the 1950s and 1960s. As the city rapidly expanded into remote areas, the downtown area entered a period of decline. In the 1980s, mayor Tom McEnery, whose family owned several buildings downtown, began significant gentrification in the area.
The San Jose Redevelopment Agency, the largest group in the state, will eventually become a key player in revitalizing downtown and, to a lesser extent, the surrounding environment. In some cases, historic buildings in the city center are bulldozed to make room for new hotels, office spaces, condominiums, museums, theaters and parks; to widen or rearrange roads, and to build parking lots and garages.
As part of a concerted effort to stimulate economic growth and increase tax revenues in downtown communities, the San Jose Redevelopment Agency is beginning to encourage builders to build high-rise residential towers, and agencies offer subsidies and repeal requirements to provide affordable units that characterize other rebuilding projects in the whole city. The agency's master plan has included high-rise condos since 1980. In 2008, the first high-rise project in the city began selling the unit. Construction or planning has begun on at least seven additional high-rise projects. The Agency stated that multi-storey buildings will contribute to the creation of a more lively and rich urban center culture.
