A property manager of or estate manager is the person or firm assigned to operate the real estate property for a fee, when the owner can not personally attend the details, or is not interested in doing so. Properties may be proprietary or owned by an individual owned, or may belong to a part of, a company owned and can be registered for residential, commercial and retail office or industrial purposes.

The specific tasks expected of a property manager include finding/expelling and generally dealing with tenants and coordinating with the owner's wishes. Such arrangements may require the property manager to collect the rent, and pay the necessary fees and taxes, make periodic reports to the owner, or the owner may delegate certain tasks and deal directly with others.
A property manager can arrange services, as requested by the property owner, at an additional cost. Where residence (vacation home, second house) is only periodically occupied, property managers may arrange for high security monitoring, home-sitting, storage and delivery of goods, and other local subcontracts necessary to make property comfortable when the owner is present in residence (utilities, operating systems, inventory and staff at hand, etc.). Property management can also include commercial properties where property managers can operate a business, as well as manage property. Some jurisdictions may require property managers to obtain licenses for the profession.
The property manager has primary responsibility to the landlord and the secondary responsibility to the agency. The relationship of property managers to owners and tenants is crucial in shaping the expectations of both parties for rent as both parties will seek and expect certain rights and benefits from it.
